The property occupied by a popular restaurant and marina in Patchogue has sold for $3.4 million.
Sunny Riverside Properties LLC, an entity of Long Island restaurateur Lenny Oliva, purchased the 3-acre property at 31 Baker St. that was the long-time home of the Off Key Tikki restaurant and marina.
The property has a total of about 10,000 square feet in four buildings, and includes indoor and outdoor bars, outdoor dining patio, catering area, a beach and 37 boat slips on the Patchogue River.
Oliva plans on extensive renovations and expects to open a new business called Baja Boathouse Marina Kitchen & Cantina at the property this summer. The new Patchogue venue will join Oliva’s growing restaurant portfolio that includes Prato 850 in Commack, Bar Grazie in Massapequa Park and the soon-to-open Avianna’s in Melville.
Michael Murphy of Douglas Elliman Commercial represented the buyer, as well as the seller, Mike Bruemmer, in the sales transaction. Sean McPartland of Long Island Discount Realty referred the seller to Murphy.
“This property has been on the market for several years with various brokers,” Murphy said. “This was a complex deal with a lot of moving parts, and I’m pleased that we were able to facilitate the sale and get it to the finish line.”
