A growing Long Island manufacturer has closed on its $17.25 million purchase of a Hauppauge industrial property.
Nationwide 360, a maker of trade show exhibits, acquired the 75,000-square-foot building on 4.25 acres at 40 Adams Ave. The company is expanding and relocating from Central Islip.
Nationwide will be investing an additional $1.6 million to renovate and equip its new Hauppauge digs. The company received economic incentives from the Suffolk County Industrial Development Agency last year to assist in the acquisition and renovation project.
Nationwide, which specializes in designing, developing and manufacturing custom trade show displays, was founded in Brooklyn in 1956 as Westley Displays. It began creating storefront window displays for retailers before expanding into the trade show industry. Nationwide relocated to Westbury in 1975, and over the past five decades, it has operated from various locations including Bay Shore, Ronkonkoma and Central Islip. The company became Nationwide Displays in 1989 and was rebranded as Nationwide 360 in 2023.
David Hunt of Hunt Corporate Services represented Nationwide, while Kyle Burkhardt, Joshua Cohen and Patrick Ciancimino of Newmark represented the seller, CS Properties LLC, an affiliate of Tara Toy Corp., in the Hauppauge sales transaction.
Boca Raton Fla.-based Just Play acquired family-owned Tara Toy in March 2024. Tara Toy has been manufacturing licensed arts and crafts and other children’s products on Long Island since 1975.
“The sale of 40 Adams Ave. has confirmed that buyer demand remains extremely strong, and pricing is hovering near all-time highs,” Burkhardt said. “With interest from both owner occupiers and institutional investors, we received multiple bids and implemented a very competitive negotiation process.”
Burkhardt, Cohen and Ciancimino also represented Just Play in its lease of 14,000 square feet of office space at 80 Arkay Drive in Hauppauge, with landlord Rechler Equity Partners being self-represented in the lease transaction.
Hunt represented Nationwide in the $8 million sale of its 40,000-square-foot property at 110 Windsor Place in Central Islip, which was purchased by Avco Boxes, headquartered next door at 120 Windsor Place.
“This was a challenging deal because Nationwide had to close on the sale of its Central Islip property before they could close on the Hauppauge acquisition,” Hunt told LIBN. “Nationwide leased back a portion of the Central Islip building to enable the renovation and relocation to 40 Adams a few months later.”
