A proposed two-building, mixed-use development in the Village of Floral Park has advanced after a public hearing on Tuesday.
The project, from Huntington Station-based Stella Cerrone LLC, would bring two five-story buildings to two separate parcels totaling 1.19 acres. The development entity is headed by Ernesto Tersigni, who also serves as president of Park Avenue Concrete.
The first building, with 119 apartments over 6,000 square feet of commercial space and underground parking for 188 vehicles, will be located at 144-162 Jericho Turnpike between Van Siclen Avenue and South Tyson Avenue, replacing some existing buildings including one that was the long-time home to Stella Ristorante that closed at the end of last year.


The second building, with 36 apartments for seniors, would be located behind Jericho Turnpike between Van Siclen Avenue and Van Buren Avenue. Dubbed Van Siclen Lofts, the apartment building would include on-site parking for 56 vehicles.
The larger building, called The Stella, will be a mix of 96 one-bedroom units and 15 two-bedroom units. The Van Siclen Lofts will bring 20 one-bedroom units and 16 two-bedroom units.
Amenities at The Stella will feature a fitness center, conference and multi-purpose rooms, golf simulator, spa, billiards room and a second-floor roof deck. The street level will have a 3,616-square-foot restaurant space and a 1,779-square-foot coffee shop space, according to village documents. The Van Siclen Lofts will also have a second-floor roof deck as well as a space for a gym.
The Floral Park project team includes Huntington-based RMS Engineering and attorney Andrea Tsoukalas Curto, a partner at Forchelli Deegan Terrana. It is designed by Greenvale-based architecture firm Mojo Stumer Associates.

They have a deep understanding of the community and its needs, and together we’ve undergone a detailed planning process to make sure this building properly integrates into the neighborhood, while also bringing an enhanced level of architectural creativity to the Jericho Turnpike corridor.”
The village is expected to hear from the public on the proposed project at two upcoming meetings, at the Zoning Board of Appeals on Wednesday, Dec. 10 and at the Architectural Review Board on Wednesday, Dec. 17.
The Van Siclen Lofts building is expected to take 12 to14 months to complete, and the larger building on Jericho Turnpike is expected to take 16 to 24 months to complete.
