The Feil Organization is launching a major capital improvement project at its Garden City office property.
The Manhattan-based real estate investment firm will invest about $2 million in renovations to the 200,000-square-foot Garden City Center at 100 Quentin Roosevelt Blvd.
The improvements, designed by MdeAS Architects, will feature a reimagining of the building’s five-story atrium and lobby, adding integrated seating, planting and artwork. New lighting and flooring will be part of the lobby’s reboot to be consistent with the redesigned atrium, according to a company statement.
“Increasingly, suburban office campuses continue to be compelling for tenants and Garden City Center is no exception,” Andrew Wiener, head of commercial office leasing at the Feil Organization, said in the statement. “We’re excited to begin work on these capital improvement plans, which will enhance the tenant experience by revitalizing its existing lobby, adding additional space for collaboration and socialization.”
Built in 1990, the glass-walled Garden City Center features a cascading waterfall in its open-air atrium. Amenities include a conferencing facility, fitness center and a full-service restaurant. The building is currently 75 percent occupied with space available on its third and fourth floors.
“The great crescent atrium defines the property and comes to life with new landscaping, seating, art and a unique sculptural wood screen that follows the distinctive curve of the building,” Dan Shannon, partner of Manhattan-based MdeAS Architects, said in the statement.
The Feil Organization portfolio totals more than 24 million square feet in industrial, commercial, and retail, over 5,000 residential properties, and thousands of acres of undeveloped land across the U.S. The company recently unveiled capital improvement plans at its property at 7 Penn Plaza in Manhattan, which will revitalize the lobby area create an expansive rooftop as a dedicated tenant amenity.
