Colliers has been retained by Tritec Real Estate to market and lease up to 195,000 square feet of retail space in the developer’s Station Yards mixed-use project in Ronkonkoma.
About 73,000 square feet of retail space will be ready for build outs in June. The retail includes ground-floor space in three mixed-use buildings with apartments above and two freestanding pad sites of 3,800 square feet and 1,600 square feet.

The $265 million Phase 2 of the Station Yards project, construction of which began in the summer of 2021, will have four buildings and a total of 388 apartments and 15,590 square feet of office space.
The project’s second phase is expected to be completed in 2024 and the residential portion will have 111 studios, 186 one-bedroom units, 59 two-bedroom units and 32 three-bedroom apartments.
Also known as the Ronkonkoma Hub, the project’s first phase brought 489 apartments in six residential buildings, as part of the redevelopment of about 53 acres around the Ronkonkoma Long Island Rail Road station, designed to bring a total of 1,450 apartments, 360,000 square feet of office space and up to 195,000 square feet of retail space.
Maria Valanzano, Steven D’Orazio, Anjee Solanki and Jake Horowitz of Colliers have been tapped as the exclusive leasing agents for retail space at Station Yards.
