QSAC, a nonprofit organization serving children and adults with autism, is expanding its Long Island presence after signing a lease in Garden City.
QSAC (Quality Services for the Autism Community) is leasing 23,633 square feet of office space at 711 Stewart Ave.
The long-term Garden City lease is part of the organization’s expansion of its regional services. QSAC has other locations in Floral Park, Melville, Queens Village and the Bronx, and it will soon be expanding into Brooklyn, according to a broker on the deal.
Founded in 1978, QSAC supports children and adults with autism to improve their communication, socialization, academic, vocational, and functional skills, according to its website. The nonprofit has since grown to provide direct services to more than 2,700 people in the region.
The original 293,500-square-foot building on 17 acres at 711 Stewart Ave. was redeveloped into a mixed-use complex in 2011 by Metropolitan Realty Associates in a $35 million renovation and repositioning program, creating about 176,000 square feet of retail condos and 116,167 square feet of office space. MRA sold the retail portion, occupied by a 121,000-square-foot BJ’s Wholesale Club and a 55,000-square-foot LA Fitness, to Hampshire Companies in 2013 for $66.25 million.
The office portion at 711 Stewart Ave. was sold to Great Neck-based Benedict Realty Group in 2013 for $16.4 million. BRG then embarked on a $2.8 million refresh to accommodate and attract medical office tenants.
Roy Chipkin of CBRE represented QSAC in the Garden City lease.
“I’ve represented this tenant for several years and we’ve helped then open many locations in the New York metropolitan area,” Chipkin told LIBN. “This location in Garden City will service the central Nassau community.”
Kyle Crennan and Joe Lopresti of JLL represented the landlord, BRG, in the lease transaction.
“We are pleased to have successfully represented Benedict Realty Group in securing a long-term lease with QSAC at 711 Stewart Ave.,” Crennan said in a JLL statement. “The unique multi-floor layout and dedicated entrances provide an ideal environment for QSAC to expand its services to the autism community.”
